Blockchain technology is expected to be commercialized in various industries because it can bring about change and innovation in society and create many trading opportunities. In the real estate service field, there is a need to apply blockchain to real estate transactions. Against this background, we created a real estate transaction model system using Hyperledger Fabric blockchain technology, analyzed the effects that would appear in real estate sales and rental transactions, and demonstrated the applicability. As a result of applying the blockchain-based real estate transaction model system to real estate transactions, first, there are no defaults in real estate transactions, and there is a transaction security by distributing and storing records in a distributed ledger. Second, it is possible to reduce economic and social costs both personally and nationally and economically by chaining transactions with chaincodes by bundling each related participant into one channel. Third, privacy and privacy are guaranteed and transactions are transparent, so there is transparency and security. Fourth, the real-time real estate transaction integration service of one-stop in parallel enables rapid and efficient. The model system has many advantages over the current real estate transaction system, so it is necessary to apply it to real estate transactions.

A blockchain based smart stock Trading System can be defined as an autonomous agent that performs securities related business on a decentralized P2P network according to predefined rules. The Company may issue its securities through this contract without the help of a third party 거래 시스템 such as a KSD(Korean Securities Deposit) and may easily distribute the profit of the Company to investors (smart shareholders).
Through this, the company delegates all the information about securities affairs to decentralized rules, so that it can easily issue shares, pay dividends and votes (stockholders' meeting) in a P2P environment without resorting to centralized system of third party such as depository agencies. And investors can easily transfer and sales stocks others without risking foreclosures on their securities. These design and implementation contracts will help increase the efficiency and transparency of the securities market by allowing a large portion of the securities business to be done through open code.

수기에 의존했던 대차거래를 디지털화한 지 2년여 만에 대다수 국내 증권사와 기관이 해당 시스템을 도입해 디지털 기반 공매도로 전환한 것으로 나타났다. 대차거래 시 실제 주식 수량과 거래 요청 수량이 맞지 않아 오류가 발생하는 문제로 '불법 공매도' 논란이 끊이지 않았던 시장이 디지털 대차거래로 진화하고 있다.
디지털 대차거래시스템을 상용화해 국내외에 선보인 핀테크 기업 트루테크놀로지스는 2020년 10월 국내에 솔루션을 소개한 지 2년이 채 안 돼 국내외 29개 기관과 계약을 맺었다.
2020년 당시 국내외에서 트루테크의 솔루션을 사용하는 기관은 5개 남짓했다. 이후 디지털 대차거래가 빠르게 확산하면서 5월 현재 29개 국내외 기관이 대차거래 프로세스를 디지털로 전환한 것으로 나타났다.
공매도는 주식을 빌려서 매도한 후 주가가 하락하면 같은 종목을 다시 매수해 차익을 실현하는 것이다. 통상 주가 하락을 예상할 때 공매도 거래가 활발하다.
문제는 공매도 거래 방식이 일반 주식 매매와 달리 수기에 의존하는 것이었다. 일반 주식 거래는 모바일이나 온라인에서 전면 이뤄지지만 대차거래는 전화, 채팅, 이메일 등을 이용해 거래 가능 물량을 확인하고 거래해야 하는 불편함이 있었다. 수기에 의존하는 특성상 중개자인 증권사가 실제 증권을 차입했는지 여부를 확인할 수 없어 주식이 없는데도 파는 무차입 공매도가 발생해 일반 투자자들이 피해를 보는 경우가 잦았다.
공매도의 불투명성에 대한 문제가 끊이지 않자 금융당국은 작년 4월 자본시장법을 개정하고 공매도 전산화 제도개선 조치를 시행했다. 한국예탁결제원이 참가자의 차입 공매도 목적과 종목, 수량, 수수료율 등 대차거래 정보를 의무적으로 전산에 보관하는 대차거래계약 확정시스템을 신설해 운영하고 있다.
작년 12월 기준으로 국내 증권사와 자산운용사 등 총 90개사(120개 계좌)가 예탁결제원의 대차거래계약 확정시스템을 이용하고 있다. 작년 5월 공매도 부분 재개 이후 국내 기관 공매도 거래대금 21조7000억원의 약 19%에 해당하는 규모다. 공매도 거래주식 수 대비로는 22%에 달한다.
국내 핀테크 기업의 디지털 대차거래솔루션과 외산 솔루션 등을 더하면 실시간 대차거래 과정부터 거래 이후 정보 보관까지 디지털화된 것으로 볼 수 있다.
수탁사도 디지털 대차거래시스템을 연동한 서비스 제공에 나섰다. 대형 수탁사인 하나펀드서비스가 최근 트루테크 솔루션을 자사 주문관리시스템(OMS)과 API 방식으로 연동하는데 나섰다.
하나펀드서비스를 이용하는 운용사는 이 주문관리시스템을 이용하면 편리하게 대차거래 차입 물량을 확보하고 해당 물량 내에서 거래할 수 있게 된다. 대차거래 물량 확보부터 실제 거래 완료까지 시간을 줄이고 착오 입력 가능성도 제거할 수 있게 됐다.
하재우 트루테크놀로지스 대표는 “작년 5월부터 올해 4월까지 1년여간 자사 디지털 대차거래 솔루션을 거쳐 약 4600억원 규모 공매도 거래가 이뤄졌다”며 “일반 기업이 실시간 공매도 거래지원을 하고 거래 시스템 예탁결제원이 거래정보 저장을 지원하면서 공매도 전 과정이 디지털화됨에 따라 공매도 시장 환경이 개선되고 있다”고 말했다.
